We recommend this process if you desire to self-fund the construction.  These progress points can be performed at different times during the build.  Here is an example list:

1. Choose and purchase the lot
2. Collaborate on the design and features
3. Create an entity focused on your build
4. Set up a Construction-In-Progress account to take draws as progress occurs
5. Obtain Builder's Risk insurance
6. (Optional) Make CAD changes against originally purchased plan
7. Obtain Slab engineering plans
8. Obtain Frame engineering plans
9. Create Site plan
10. Create Electrical plan, Plumbing plan, and HVAC plan (propane is also possible)
11. Decide external features (stone / masonry, metal or tile roof, water features, landscaping)
12. (optional) Create waterscape / dreamscape plan to submit separately
13. Get approvals from the POA and the City
14. Install stone/mud blanket at driveway
15. Set up utilities
16. Buy lumber package
17. Start site work and frame out the slab
18. Do rough-in plumbing, electrical and HVAC
